Birla Evara Possession Date

Birla Evara Possession Date

The Possession Date of Birla Evara is set for 15 January 2032. The project has RERA approval, and construction will begin on 25 May 2025, with completion expected by 25 December 2031. The total construction timeline is six years.

The possession date, when the buyer can officially move in and take ownership of their new property, is a critical day eagerly awaited by all. The buyer and the seller usually agree upon this date during the initial contract negotiation phase. Before construction begins, the Builder provides an estimated completion date.

The Builder will hand over the project to buyers upon completion. They can move into their new homes or choose to rent them out. The builders will announce the completion date in advance to assure buyers. Birla Estates, understanding the various needs of buyers, will provide a generous six-month grace period, allowing buyers to take possession once the homes are ready, thereby providing a sense of reassurance and accommodation.

Important things related to the possession date

  • It can be changed by mutual agreement
  • It may not be the same for all units in the project
  • It can impact the payment schedule
  • It can’t be delayed

Homeowners can expect a smooth handover involving the transfer of legal paperwork, keys, and other legal formalities during the possession procedure. The investors are waiting for the day from the launch date. It assures that residents are well-informed about their new residences from the beginning. At that day the buyer can verify everthing.

All other legal documents will be obtained before possession to show that the project is legally authorized to take buyers. These documents include

  • Completion Certificate (CC): Ensure the builder has the CC from local authorities, such as BBMP or BDA.
  • Occupancy Certificate (OC): An OC checks that the construction is safe and has met all the required standards. It is essential for legally residing in the property.
  • Encumbrance Certificate (EC): A EC checks whether the property’s legal title is clear. It is needed if you plan to sell the house in the future.
  • RERA: Verify that the project has got RERA number, and buyers can check all project details and timelines from the RERA website.

All these documents give buyers a guarantee that the project is passed without any issues and that it is safe to live.

Birla Evara’s ownership date holds great significance from a financial standpoint. It is a dream come true moment for many. Buying a home often requires financial planning around the date of ownership. If they have a home loan, for example, the Equated Monthly Installments (EMIs) usually begin when the property is possessed. Furthermore, the moment of ownership is often when the last lump sum payment is made.

When buyers can finally move into their new homes, the possession date is a reason for celebration, but it’s also a time for a thorough inspection. During handover, buyers should do a detailed inspection of the property to make sure all utilities and fixtures are present and everything is in accordance with the agreement.
